2025 PRIVATE SECTOR FM Market - CONTRACT RENEWALS WORTH £2.5 BILLION

FM Opportunities in 2025 from Private Sector buyers:
The FM buyers from the private sector will offer opportunities worth more than ~£2.5 Bn through renewals from the existing contracts across 2025. The run chart given here depicts the monthly spread of the opportunities that will come up during the year. The Month of March will offer the maximum in terms of value with ~£555 Mn worth of contracts while September will have higher number of contracts coming up for renewal. Looking at the quarterly scenario Q1 will be the most lucrative for FM suppliers as it will offer 27 contracts worth ~£1.1 Billion in TCV.
Top Private Sector entities with large offerings for 2025:
An analysis of the data available shows some high value deals in the offing for the FM industry from private sector buyers during 2025. Knight Frank will offer opportunities worth ~£272 Million through two contracts followed by Quilter and UBS with Contracts worth ~£190 Million each. There will be other top end deals on offer during this period as depicted in the graph given hereunder:
Top Suppliers as per contract renewals:
The suppliers to the private sector whose contracts will be up for grabs include large players as well as niche specialist service providers, thus posing challenges for them to retain these and an opportunity for the competitors to procure new business. Compass Group will be the top supplier whose eight contracts will come up for renewal during 2025. ISS UK Limited will see five of its Integrated FM Contracts expire during this period followed by Platinum Facilities Services and Mitie. Top Opportunities:
Among the major contracts during Q1, an Integrated FM agreement worth ~£74 Million from Land Securities currently serviced by Mitie will come up for renewal. Compass Group will see two of its multi-million contracts expiring during this period, an Integrated FM Contract valued at ~£52.2 Million with Statoil and a £15 Million catering contract with Excel London.
In Q2 of 2025 ISS UK Ltd. who is currently availing Window Cleaning services from Nationwide Specialist Services for ~£35 Million will look for a fresh Supplier. Platinum Facilities Services ~£30 Million Hard FM contract with Berkeley Group Holdings Ltd is also set to expire during Jun’25.
Q3 will see Security contract of EDF Energy worth ~£80 Million currently serviced by G4S come up for renewal in Aug’25. Compass Groups ~£48 Million catering contract with Hatfield House will also come to a close during Aug’25.
Q4 will see Scottish Power looking for a new supplier for its ~£17 Million Integrated FM services contract being serviced by ISS UK Limited at the moment. Another Integrated Contract estimated at ~£10 Million serviced by West-grove for Workman group will come up for renewal during Dec’25.
Sector wise spread of FM opportunities during 2025:
The sector wise spread of the total business deals as per data analysis shows “Office” in the top ranks with a 23% share of all the value deals that will be on offer during this period. This will be closely followed by “Leisure” driven by Sports & Entertainment Companies at 18%, and “Finance & Insurance” contributing 15%. The other significant offerings will come from Housing and Retail as well. Below chart gives a glimpse of the overall pie.
Service spread of FM opportunities during 2025:
The services demand from renewals will be led by Integrated FM contracts having both Soft & Hard services as part of the agreement. These will command around one-third of the total opportunities with contract value of ~£809 Million followed by Catering Services at around 18%. Multiple Hard FM Contracts will closely follow at 17% with agreements containing more than one service under this bucket. M&E Services will contribute around 8% with contracts worth ~£198 Million.
Way ahead to seize these business opportunities
In the normal course once a contract is due for expiry, the buyer initiates a process for fresh bidding nine to twelve months in advance from the end date. All expired or any new contracts go through a laid out process of tendering and bidding followed by awarding the contract to the successful bidder.
